Access Statement for 7 St Andrew Street

Introduction
Wells Cottage, 7 St Andrew Street,
Wells (the Cottage), is a stone built terraced cottage on the main road into
Wells from Shepton Mallet and Bath and within 100m of Wells Cathedral.
Pre-Arrival
• We have a website
www.wellscottage.net showing floor plans and pictures of all rooms. •
Bookings can be made via e mail, telephone or letter. • All guests are
provided with written directions to the Cottage. • The nearest bus
stop is 100m away. • The main bus station in Wells is approximately 1
mile away. • There is a taxi rank in the Market Place in Wells
approximately 300m away. • This access statement is available on our
website and is included in the Welcome File in the cottage.
Arrival & Car Parking Facilities
• There
is plenty of free on street parking on the roads immediately outside the
property. It is possible to stop directly outside the Cottage to load and
unload but it is recommended that your car be moved slightly up or down the
road to park. • The front door to the property is reached via an
unlocked door and alleyway leading directly from the pavement outside the
property. The door from the pavement is 97cmx195cm with the hinge on the left
and the latch is 130cm high. There is a timed push button light switch on the
right at 140cm high. The alleyway is 112cm wide and 15m long with a 90 degree
turn to the right to bring you directly to the front door of the property. This
alleyway also serves 7A St Andrew Street which is directly behind the Cottage
and which is currently occupied by a couple who live there on an occasional
basis. There is a sensor controlled external light to the right of the front
door lighting the porch area.
Main Entrance and Hall
• The front door is
74cmx195cm with the hinge on the right. The key hole is 90cm high. The
threshold is 8cm high. • The front door opens into a hall 180cm deep
and 240cm wide. There is a light switch on the left hand door frame which
switches the lights in the hall. • The flooring is laminate tile in a
pale colour with a door mat in front of the door. • There is a glazed
door to the right of the front door which leads to the kitchen. This glazed
door is 74cmx195cm with the handle at 100cm high. It is hinged on the left and
opens towards you. • On the left of the hall is a door to a downstairs
cloakroom. The door is 74cmx195cm with the handle at 100cm and the hinge on the
right. The door opens towards you. The cloakroom contains a low level WC 45cm
high with wall mounted basin 80cm high and mono mixer tap. The boiler, which is
wall mounted above the toilet, is also in this cloakroom. The boiler controls
are 120cm high. • In the hall there is a small semi circular console
table and, to one side in a small glazed area, 2 arm chairs with lamp
table/magazine rack.
Public Areas
• There are no internal public
areas as the cottage is a self-contained unit. However, the alleyway to the
property which leads to the front door and to a small enclosed courtyard and
sitting out-area, has a right of way for access to 7A St Andrew Street which is
directly behind the cottage. This property is currently occupied by a couple
who live there on an occasional basis.
Kitchen
• The door from the hall leads
directly into the kitchen. This door is 74cmx195cm with the handle at 100cm
high and the door opens towards you. There is a 15cm high step down into the
kitchen. • To the left of the door is the light switch for the kitchen
lights. • To the right is an L shaped run of kitchen floor units. The
work surface is 93cm high and 60cm deep. The floor units include a fully
integrated dishwasher the door of which drops down to allow access to load and
unload. There is also a fully integrated washer/drier the door of which is
hinged on the right and the controls are 75cm high. The large single bowl sink
with right hand drainer is incorporated into the work surface. Finally the
single oven and grill are built in under the work surface with a gas hob
immediately above set into the work surface. The oven door opens down. There is
an L shape run of wall units directly above the floor units. The top shelf in
the wall units is 93cm above the work surface. There is a cooker hood with a
recirculating extractor built into the wall units above the hob and oven. A
microwave oven is also available. • The kitchen is lit by low voltage
low energy ceiling lights and strip “task” lights beneath the wall
cupboards. • In the kitchen is a round table 118cm in diameter with
4/6 chairs (depending on the number booking the Cottage). A further 2/4 chairs
are positioned around the house and the table expands easily to 118x158 to seat
up to 8 people. 6 people can sit around the table without the table being
extended although there is obviously more room for 6 if it is extended.
• The floor is laminated tile in a cream colour. • The stairs
to the first floor lead from the kitchen. These stairs are 65cm wide and
incorporate one right angle turn. There are bannisters and a hand rail on the
right at 84cm above the tread. The lowest head clearance on the stairs is
170cm. The top landing is 80cmx200cm. The cupboard underneath the stairs is
used to store, amongst other things, the seat pads for the reclining garden
chairs, the vacuum cleaner, broom, iron, bucket and laundry basket.
Dining Room and Sitting Room
• The dining area
is comprised within the kitchen (see above). The sitting room leads directly
from the kitchen in an open plan style. The opening from the kitchen to the
sitting room is 135cmx215cm and there is a step down 5cm high. • The
carpet is a new close fitted cream 80/20 wool twist short pile. • To
the left there are two 2 seater sofas and a low upholstered foot stool/coffee
table grouped around a feature fire place containing an electric remote control
stove with separate flame effect and heating for supplemental heating.
• There are two additional arm chairs and a nest of tables and a
standard lamp. • There is also a writing desk and chair with table
lamp and a bookcase housing a small collection of reading books. • The
sitting room also contains a remote control flat screen LCD TV on a low coffee
table with DVD player below and a small selection of DVDs. The TV can be viewed
from all seats in the room. • Finally, there is a DAB radio and CD
player with IPod dock on the writing desk.
Laundry
• There is a new front loading
washer/drier in the kitchen – see above.
Outdoor Facilities
• The alleyway to the
property opens into a small enclosed courtyard at the front of the property. A
bistro set of 2 chairs and small table has been placed there for guests with an
additional 2 reclining seats with cushion pads (kept in the understairs
cupboard).
Bedrooms
• Master Bedroom: The door is
74cmx195cm with the handle at 100cm and hinged on the left. There is a cream
short pile 80/20 twist carpet in the bedroom and dressing area and black
laminate floor tiles in the shower area.
• The light switch is to the right of the door. •
There is a 5' double divan bed with upholstered headboard. • All
bedding is cotton or percale with non-feather quilt. • The space to
the left of the bed is 120cm wide and the space to the right is 70cm wide and
at the bottom of the bed the space is 60cm • There are bedside tables
on both sides of the bed with reading lamps. • On the wall opposite
the bed is a wall mounted remote control TV with freeview and DVD player.
• There is a separate dressing area containing a built-in wardrobe.
This dressing area leads through to the shower room. • The shower room
leads directly from the bedroom and dressing area. There is a privacy lock on
the main bedroom door. • The shower room comprises a low level WC,
pedestal wash basin and corner shower unit with Mira thermostatic shower. There
is a wall mounted towel rail (heated when the central heating is on). The
toilet seat is 45cm high; space to the left of the toilet is 20cm and to the
right is 20cm. The basin is 80cm high. • There is an electric shaver
point and an extractor fan operated by the light switch. • Free floor
space is 80cmx130cm. • There are separate lights for both the shower
area and the dressing areas. • Bedroom 2: • The door is
74cmx195cm with the handle at 100cm and the hinge on the right and door switch
on the left mounted on the door frame. • The carpet is a cream short
pile 80/20 twist. There is a cotton rug to the right of the bed. • The
bed is a 4'6 double divan with a pine bedhead. • All bedding is cotton
or percale with non feather quilt. • The space to the left of the bed
is 50cm and to the right is 130cm and at the foot of the bed is 50cm •
There are bedside tables on either side of the bed with reading lamps.
• To the left of the door is a built in wardrobe with bifold door.
There is also a 5 drawer chest of drawers in the bedroom. • On the
wall opposite the bed is a wall mounted remote control TV with freeview and DVD
player. • Bedroom 3: • The door is 74cmx195cm with the handle
at 100cm and the hinge on the left. • The light switch is on the right
of the door. • The carpet is a cream short pile 80/20 twist. There is
a thick short pile wool rug to the right of one of the beds. • There
are two 3' single divan beds with upholstered bedheads. The space between the
two beds is 70cm and on the left of one is 20cm and on the right of the other
is 110cm. The space at the bottom of each bed is 60cm. • There is one
bedside table between the two beds with two reading lamps. • There is
a 5 drawer chest and a small wardrobe. • There is also an easy chair.
• On a shelf at the bottom of the beds is a remote control TV with
freeview, DVD player and IPod dock.
Bathrooms
• There is a family bathroom. The
door is 74cmx190cm with the handle at 90cm with privacy lock and hinged on the
left. The light pull is on the right and the lighting is low voltage ceiling
lights with a light over the vanity mirror. An extractor fan comes on with the
light switch. • The low level WC is 45cm high. Space on the left is
40cm and on the right is 25cm. • The semi recessed basin is 85cm high
and set into a vanity unit with storage under. • The bath is 57cm
high, 160cm long and 70cm wide. There is an over bath shower with 4 panel
folding screen which is 140cm high from the bath edge and 85cm wide when
unfolded. • There is a wall mounted towel rail (heated when the
central heating is on). • The flooring is laminate tile in cream.
• The free floor space is 140cmx230cm approx. • En suite

Additional Information
• A Welcome File is
produced and left on the kitchen table. There is also a separate folder with
all equipment manuals. In addition all equipment has placed next to it/on it a
brief description of basic operating procedures (in English). • The
premises are non-Smoking • No pets other than registered guide dogs
are permitted.

Future Plans
• Subject to the volume of
bookings, we hope to install a telephone at the property with wireless internet
access for the 2010 season. • Installation of secondary double glazing
in front bedrooms for 2010.
